What the electrician leaves ready for an ADU mini split
Weekday rate is $2,400 for a standard single zone mini split, materials and labor. Weekend rate is $2,600. Your electrician leaves a dedicated circuit, a disconnect, and the whip; a coordination call with the GC sets the penetration and the outdoor unit location.

What the electrician leaves ready
Leave a dedicated circuit run to the outdoor unit location. Mount a disconnect next to that location. Leave the whip and conduit in place so the outdoor unit can be set without a return trip from the electrician.
Circuit size and disconnect details are confirmed at the site walk. Do not plug a guessed spec into the bid. Electrical rough stays in the electrician's scope; the mini split stays in ours.
- Dedicated circuit to the outdoor unit location
- Disconnect mounted at the outdoor unit location
- Whip and conduit left ready
- Penetration path left accessible
- Panel work stays with the electrician
- Circuit size confirmed at the site walk
Coordination call before anyone cuts
One call with the GC, the electrician, and the installer. Outdoor unit location, disconnect placement, whip, and where the wall gets opened get agreed before anyone cuts.
You pick the install date. It gets confirmed. If anything changes you get told. The call covers who is on site and what has to stay open.
Where the penetration wants to be
Shortest clean path from indoor unit to outdoor unit. Indoor unit on an exterior wall when the floor plan allows it. Penetration location is confirmed at the site walk, not from a plan set alone.
Do not hang drywall over the chase until the location is confirmed. Do not pour or plant over the outdoor unit spot. Finished surfaces that have to be cut after the fact are non standard and get quoted before work begins.
The number that goes in the bid
Standard single zone mini split installation is $2,400 on weekdays, materials and labor. $2,600 on weekends. $400 materials deposit to book, balance due on completion.
One JOKER DAY each week is priced lower than the weekday rate. Which day it lands on changes week to week and is revealed on the home page. Non standard work is quoted before any work begins.
ADU sizing, confirmed on site
A casita reads smaller than it loads. West glass and a hot attic push the size up. The size gets confirmed on site.
Wrong size shows up at walkthrough. Equipment size is confirmed at the site walk along with line set routing, drain routing, and penetration location. Permits are on the owner or the general contractor; requirements vary by jurisdiction and we are not a permitting authority.
How you book the work
Call (512) 297-7493. Service area is Austin and the I-35 corridor. Ask for the weekday rate, the weekend rate, or the JOKER DAY shown on the home page.
Keep electrical in the electrician's bid. Keep the mini split as one line item. Same contact on every detached unit.

Phases run in this order on a standard job. Site conditions change the pace, so nothing here is a timeline commitment. If something on site is different from the walk, you get told before it turns into cost.
$400 materials deposit books the date and buys the equipment for your job. Balance due on completion, on the visit the system runs.
$2,400 weekday. $2,600 Saturday or Sunday. One Joker day each week is priced under the weekday rate. The day moves week to week and it is shown on the home page, so if your schedule has slack you can aim at it.
Non standard work is quoted before any work begins. Nothing gets added to the number without you approving it first.

- What does the electrician need to leave ready?
- A dedicated circuit to the outdoor unit location, a disconnect near that location, and the whip and conduit. Circuit size and disconnect details are confirmed at the site walk. Keep that work in the electrician's scope.
- Can I bid $2,400 on every detached ADU?
- Use $2,400 when it is a standard single zone mini split on a weekday. Weekend work is $2,600. Anything non standard is quoted before work begins. Confirm at the site walk before you lock the number with your client.
- Who pulls the permit?
- We do not pull permits. Requirements vary by jurisdiction. Confirming permit status is on the owner or the general contractor.
- What if electrical is not ready when the crew arrives?
- The outdoor unit cannot be landed without the disconnect and whip in place. Call (512) 297-7493 if electrical is still open. Do not send the crew to a box with no disconnect.
- How do I schedule the next ADU?
- Call the number to set up repeat scheduling. Use (512) 297-7493. Paste the same line item into the next estimate.
