Standard single zone mini split installation is $2,400 on weekdays, materials and labor. Weekend work is $2,600. A $400 materials deposit books the date; balance is due on completion.

The number that goes on the bid

Put $2,400 on the bid for weekday work on one zone. Put $2,600 if you need weekend labor. Do not add other dollar figures unless a quote is already in hand.

The $400 materials deposit is what books the date. Remaining balance is due on completion. Check the home page for the Joker Day that week. That day is priced under the weekday rate.

Standard cover and quoted extras

The weekday and weekend numbers apply to a single zone. That is one indoor unit and one outdoor unit, set and started. Equipment size is a rule of thumb until the site walk.

Non standard work is quoted before any work begins. Keep quoted items on separate lines so the base number does not move. The crew does not start extra work without that quote.

Permits, inspections, and paper

Jester Climate does not pull permits. Requirements vary by jurisdiction. We are not a permitting authority.

Owner or general contractor confirms whether the ADU needs a mechanical permit. Filing and inspection scheduling sit with them.

Site walk confirms the variables

Line set route, circuit, drain routing, penetration location, and equipment size are confirmed at the site walk. Floor plans are not the source of those calls.

A casita reads smaller than it loads. West glass and a hot attic push the size up. The size gets confirmed on site. Mounting method for the outdoor unit is also a site walk item.

Jobsite condition before crew arrival

The ADU is to be dried in. The indoor head wall is to be accessible and at the finish stage you want the unit mounted on. The outdoor location is to be clear of stored materials and other trades.

Street to unit path stays open. Superintendent contact is posted on site. If the walk notes and the site do not match, call (512) 297-7493 before the date.

How the date is set

You pick the date. It gets confirmed. If anything changes, you get told.

  • Roof, ground rack, or other mounting not confirmed as standard at the site walk

Phases run in this order on a standard job. Site conditions change the pace, so nothing here is a timeline commitment. If something on site is different from the walk, you get told before it turns into cost.

$400 materials deposit books the date and buys the equipment for your job. Balance due on completion, on the visit the system runs.

Will the city accept you as the permit holder?
Do not list Jester Climate as the applicant. Owner or general contractor files if the jurisdiction requires a permit. Confirm the rule for that ADU address before you bid the permit line.
Where should this sit in the ADU sequence?
Leave the indoor head wall at the finish stage you want the unit mounted on. Outdoor set location is clear of other trades. Book the date after those two conditions are real, not hoped for.
What knocks a job out of the standard price?
A second zone. A drain that needs a pump. Electrical work beyond the circuit confirmed at the site walk. Concealment of the line set. Moving equipment after it is set. Those items are quoted before any work begins.
