One Line Item for Every Bid

You write the same number on every estimate: $2,400. It covers a standard single zone mini split install on a weekday. That line item stays in your pro forma from first draft to final close.

Weekend installs are $2,600. One joker day each week is priced lower. That day changes weekly and is shown on our home page. Call to ask if you want that rate on a specific house.

What the $2,400 Covers

That price includes all materials and labor for a standard install. Every house gets the same process. The number does not change unless the work falls outside our standard scope.

Non standard work is quoted before any work begins. You know the total before we start. No surprise charges at the end.

  • Indoor unit installation and mounting
  • Outdoor unit placement on pad or bracket
  • Refrigerant line set connection (standard length)
  • Condensate drain line routed to closest acceptable drain
  • Electrical whip and disconnect installed
  • System start up and performance test
  • Work area cleaned and debris removed

Scheduling That Repeats

You pick the date. We confirm the date. You get a text when we are en route. If something changes on your side, you tell us and we adjust.

The same crew handles each house if you set up repeat scheduling. Call the number to arrange that. No guesswork about who shows up.

What Costs Extra and How

Anything beyond a standard single zone install gets quoted separately. We do that before we start work on that house. The quote applies only to that unit and that house.

Common extras include longer line set runs, multi zone systems, or electrical panel work. The site walk confirms what is needed.

  • Extended line set runs (length confirmed at walk)
  • Multi zone systems (additional indoor units)
  • Electrical panel upgrades or new circuit installation
  • Structural modifications (chases, penetrations)
  • Specialty units (ceiling cassette, concealed duct)
  • Permit fees and coordination (if required, at client's cost)

Preparing for the Install Crew

We need a few things ready before we arrive. This keeps the install on track and prevents callbacks. The checklist is the same for every house.

  • Concrete pad or wall mount bracket in place
  • Electrical conduit from panel to disconnect location
  • Access path for line set routing clear
  • Power to outdoor unit disconnect pulled (by your electrician)
  • Indoor wall area ready for unit mounting
  • Floor protection and finish surfaces covered

One Phone Call for Repeat Work

You need a sub who shows up the same way every time. One call sets up a repeating schedule across your projects. No separate quote each time.

We handle each house on the date you pick. The price holds for every standard install. You write the same line item every time.

Scope of workStandard single zone install

Included in the number

  • Installation of indoor unit on wall mount
  • Installation of outdoor unit on pad or bracket
  • Connection of refrigerant line set (standard length)
  • Installation of condensate drain line to acceptable exit
  • Installation of electrical whip and disconnect
  • System startup, pressure test, and operation check
  • Basic system mode test (heat, cool, fan)
  • Cleanup of work area and removal of debris

Quoted before work begins

  • Extended line set runs beyond standard (confirmed at walk)
  • Multi zone systems (two or more indoor units)
  • Electrical panel work or new circuit installation
  • Structural modifications such as wall chases or roof penetrations
  • Specialty indoor units (ceiling cassette, concealed duct)
Leave this readySite condition checklist

Have these done before the install date and the day runs clean. Anything not on this list gets looked at during the site walk.

  • Concrete pad or wall mount bracket installed and level
  • Electrical conduit run from panel to outdoor disconnect location
  • Path for line set routing clear (no obstructions in walls or ceiling)
  • Power supply to outdoor disconnect ready (by your electrician)
  • Indoor wall area cleared for unit mounting
  • Floor protection and dust barriers in work path
  • Access to attic or crawlspace if line set route goes through
Install dayPhase order, no clock times promised
  • Site SetupCrew arrives, reviews the walk sheet, and sets up protection. Confirms access and equipment placement with the builder contact.
  • Unit MountingIndoor unit is mounted on the wall bracket. Outdoor unit is set on the pad or bracket. Lines are pulled into position.
  • Line Set ConnectionRefrigerant lines are connected between indoor and outdoor units. Lines are flared and torqued to spec. Drain line is attached and routed.
  • Electrical and DrainWhip is connected to the disconnect and outdoor unit. Drain line is tested with water. All connections are verified tight.
  • System StartupSystem is powered on, refrigerant charge checked, and operation tested in all modes. Unit controls are demonstrated. Crew cleans site and leaves.

Phases run in this order on a standard job. Site conditions change the pace, so nothing here is a timeline commitment. If something on site is different from the walk, you get told before it turns into cost.

How the money worksTwo payments, no surprises

$400 materials deposit books the date and buys the equipment for your job. Balance due on completion, on the visit the system runs.

$2,400 weekday. $2,600 Saturday or Sunday. One Joker day each week is priced under the weekday rate. The day moves week to week and it is shown on the home page, so if your schedule has slack you can aim at it.

Non standard work is quoted before any work begins. Nothing gets added to the number without you approving it first.

Questions builders ask
How do I get the joker day price on a specific house?
The joker day changes week to week and is listed on our home page. Call (512) 297-7493 to ask if that day falls on your desired date. If it does, we apply that price. Otherwise you get the standard weekday or weekend rate.
What happens if the site walk shows non standard work?
We quote the extra work before we start. You get a separate number for the additional scope. The base $2,400 stays if the standard part applies. You approve the quote before we do anything beyond the standard scope.
Can I change the indoor unit location after the site walk?
Yes, but the line set path and drain route change. We re confirm the location at the site walk. If you change the location later, schedule a quick re walk so we can adjust the quote and scheduling.
How do I schedule repeating installs across multiple houses?
Call the number and tell us you want repeat scheduling. We set up a pattern for your projects. Each house gets the same date slot unless you change it. The price holds per install.
What if the drywall is not finished when we arrive?
We need the mounting surfaces ready. If drywall is not done, we reschedule. We will not mount on open studs. Let us know your finish schedule so we can align the install date.
