Killeen Remodels and Garage Conversions, One Cooling Line

You added conditioned square footage the existing system was never sized for. Extending duct into a converted garage or a bumped out room is usually the expensive wrong answer, and a standalone head is the cheap right one. Here is the number and here is the scope.

Why the existing system does not stretch

The house system was sized for the house that existed before you started. Adding a converted garage or a new room to it means the whole house gets worse, and the new space still does not hold temperature.

A standalone head serves the new space on its own without touching the existing system. That is one line item and one visit instead of a duct redesign the client did not budget for.

The bid number, and what it covers

Standard single zone install is $2,400 on a weekday and $2,600 on a Saturday or Sunday, materials and labor. That is the number that goes into the estimate.

The scope of work box below is the honest version of what that covers and what falls outside it. Anything outside is quoted before work begins, so the client never learns about a cost at the same time you do.

  • Weekday: $2,400. Weekend: $2,600
  • One Joker day each week is priced under the weekday rate, day shown on the home page
  • $400 materials deposit books the date
  • Balance due on completion, the visit the system runs

Killeen conversions have their own conditions

A lot of Killeen conversion work happens in slab on grade houses with a garage that has an uninsulated ceiling, a metal door and a west or south exposure. Those conditions make the space load higher than its square footage suggests.

That is a rule of thumb, not a spec. Insulation, glazing and orientation get looked at on site, and the equipment size gets confirmed there rather than assumed from a plan.

Slot it after paint, before walkthrough

The head goes on a finished wall, so the install wants the drywall done and the paint on. It also wants a dedicated circuit already run, so it comes after the electrician's trim out.

Put it in ahead of final clean and the client's walkthrough. Then the system is running when they walk the space instead of being a thing that is still coming.

Turnover work and rental conversions

If the converted space is going to be rented, the same install handles both sides of the year, which matters for a room a tenant has to live in.

If you run several of these, the scope and the number repeat. Call the number and set up repeat scheduling instead of starting the conversation over on every address.

Scope of workStandard single zone install

Included in the number

  • One indoor head mounted level on the agreed wall
  • One outdoor unit set on a pad or bracket at the agreed location
  • Line set run and secured along the agreed path
  • Wall penetration cut, sleeved and sealed
  • Condensate routed to the agreed discharge point
  • Tie in to the dedicated circuit the electrician left ready
  • Evacuation, charge check and startup
  • Install debris cleared from the work area

Quoted before work begins

  • Additional heads or additional zones
  • Routing that has to pass through masonry or a finished ceiling
  • New electrical work, panel work, or a circuit that is not already run
  • Condensate that needs a pump or an engineered discharge
  • Insulation, framing, drywall repair or any existing condition work
  • Anything the site walk finds outside the standard case
Leave this readySite condition checklist

Have these done before the install date and the day runs clean. Anything not on this list gets looked at during the site walk.

  • Drywall finished and painted on the wall where the head lands
  • Dedicated circuit run and terminated by the electrician
  • Disconnect location agreed near the outdoor unit spot
  • Exterior wall and the pad location clear of stored material
  • Flooring protected or scheduled after, your call at the walk
  • Access, keys and parking sorted so the crew is not waiting
  • A phone number that answers if a placement call has to be made
Install dayPhase order, no clock times promised
  • Walk and confirmHead wall, outdoor unit location and line routing confirmed against the site walk. Anything different on site gets raised before a hole is cut.
  • Bracket and penetrationBracket set level, penetration cut, sleeved and sealed. This is the visible work, so it gets treated that way.
  • Set equipmentHead hung, outdoor unit set on the pad or bracket, line set run and secured.
  • ConnectRefrigerant connections made, condensate routed to the agreed point, unit connected to the dedicated circuit.
  • Start and cleanEvacuated, charge checked, unit started and running. Work area cleaned before the crew leaves.

Phases run in this order on a standard job. Site conditions change the pace, so nothing here is a timeline commitment. If something on site is different from the walk, you get told before it turns into cost.

How the money worksTwo payments, no surprises

$400 materials deposit books the date and buys the equipment for your job. Balance due on completion, on the visit the system runs.

$2,400 weekday. $2,600 Saturday or Sunday. One Joker day each week is priced under the weekday rate. The day moves week to week and it is shown on the home page, so if your schedule has slack you can aim at it.

Non standard work is quoted before any work begins. Nothing gets added to the number without you approving it first.

Questions builders ask
Is a mini split better than extending duct into a garage conversion?
For most conversions, yes, because extending duct loads the existing system with a space it was never sized for and the new room still underperforms. A standalone head serves the converted space by itself and leaves the house system alone.
Can I bid the $2,400 before a site walk?
Yes, that is the standard single zone weekday number for materials and labor, and $2,600 on a weekend. If the walk finds something outside the standard case it gets quoted before work begins, so the bid number is not moving behind your back.
Does the garage need insulation first?
Insulation is a conversion decision, not part of this scope, and it changes how the space holds temperature. It gets looked at during the site walk and it is your call as the contractor. Insulation work itself is quoted separately if you want it in the same conversation.
What does the electrician need to leave ready?
A dedicated circuit for the unit, terminated, plus an agreed disconnect location near where the outdoor unit is going. Circuit size and disconnect placement are confirmed at the site walk so the electrician is not guessing at rough in.
How does the money work?
A $400 materials deposit books the date and buys the equipment for that address. The balance is due on completion, on the visit the system runs. Non standard work is quoted and approved before any of it begins.
